§ 106-3. Applicability of chapter.

  • (a)

    District regulations. No building or land shall hereafter be used or occupied and no building or part thereof shall be erected, moved or altered unless in conformity with the regulations specified in this chapter for the district in which it is located.

    (b)

    Bulk regulations. All new buildings and structures shall conform to the bulk requirements established in this chapter for the district in which such building or structure shall be located. Further, no existing building or structure, even if in conflict with the bulk regulations of this chapter for the zoning district in which such building or structure is located, shall be enlarged, reconstructed, structurally altered, converted or relocated in such a manner as to conflict with the bulk regulations of this chapter for the zoning district in which such building or structure shall be located.

    (c)

    Yard and open space regulations. No part of a yard or other open space required about any building for the purpose of complying with the provisions of this chapter shall be included as a part of a yard or other open space similarly required for another building.
